I’m often asked which style of home is most likely to attract the most buyers when people begin looking for homes to flip. That’s always a tough question, because people’s tastes vary in different parts of the country. What’s hot in one are may be a dog on the market in another, and certain people who would prefer a particular style of home, no matter where they lived.
The best advice I can give is to drive around your target area to see the competition in your price range. You will want to know about features, too, such as the number of bedrooms, baths, and extra amenities added.
After you’ve got a feel for the types of homes that are selling best in your area, you’ll know what style of home to look for, but you’ll still have to make your house stand out. What I do is to try to add decorating touches to bring just a bit more class and style to a home without spending a huge amount of money. Things like shutters and window boxes can make a big difference in the curb appeal of a home, yet they don’t cost a lot and they’re easy to install. It may make just enough of a difference to prompt a buyer to put in an offer on your home rather than one that’s essentially the same but slightly plainer.
Some simple landscaping can also make a big difference in the look of a house. Again, it doesn’t have to be anything elaborate or expensive. It just has to create an inviting look from the street that will encourage people to come inside for a closer look. Shrubs and annuals can greatly add to the curb appeal of a home without cutting your profits. This is especially important if you’re trying to sell a plain-Jane ranch house. Your aim should be to soften the hard edges of the home and create a feeling of warmth and friendliness.
In the end, there is no hard and fast to answer to what type of home sells best. Whichever type of home you’re trying to flip, it has to have been done well and it has to offer a potential buyer a welcome feeling when they walk in the front door. If you can maintain that homey feeling throughout an inspection tour, your chances of selling any type of home are good.
